1. Is the land registered in my name?
Yes, absolutely. The land parcel (minimum 25 Cents) is registered directly under the buyer's name at the local government Sub-Registrar office. You will hold the absolute registered Sale Deed and an individual Patta Passbook.
2. What is the minimum investment?
The minimum investment unit starts from ₹10 Lakhs. This covers the cost of purchasing a 25-cent land parcel and includes complete boundary marking, sapling planting, drip system setup, and 10 years of security and botanical maintenance.
3. Who maintains the plantation?
N² CSK manages all operations. Under the 10-year lease-back agreement, our team of experienced botanists and estate managers look after irrigation, weed clearing, fertilizer cycles, and 24/7 security guarding to protect the trees from theft.
4. Is a loan available for this investment?
Since it is registered agricultural land, standard home loans do not apply. However, we offer in-house payment installment plans over a 12-month period, and we facilitate land loan applications with cooperative bank groups for qualified buyers.
5. What documents are given to the buyer?
Upon completion, you receive:
  • Registered Sale Deed (original)
  • Patta Passbook showing your ownership
  • 30-year legal Link Documents
  • Official Survey Sketch & boundary demarcation certificate
  • Bilateral 10-year lease-back agreement copy
6. Are the investment returns guaranteed?
While real estate land value appreciation is permanent and guaranteed, agricultural wood yield is a biological process subject to nature. However, red sandalwood timber is historically highly valued and prices are stable. The land deed serves as your permanent capital protection asset.
7. Can I visit my land anytime?
Yes, absolutely. As the registered owner, you can visit your land unit at any time. We request a 24-hour notice so our site supervisor can accompany you and provide a detailed progress report on your specific trees.
8. What happens after the 10-year period?
After 10-12 years, when trees reach harvesting maturity, N² CSK handles the cutting permissions and transit passes from the Forest Department. The timber is sold via official auctions, and the profits are divided as per the industry-standard 60/40 profit-sharing model (60% to you as the landowner, and 40% to N² CSK). You can then choose to renew the plantation cycle or build/sell the land.
